Mold is a habitability issue under California law (SB 655) and a real health concern. Visible mold of 9 square feet or more is the typical threshold for which the IICRC S520 standard recommends professional remediation; below that, source correction plus careful clean-up is usually adequate.

Our inspection identifies the moisture source (always start there), measures with moisture meters, and recommends remediation scope. We coordinate licensed remediators where required and handle the build-back ourselves.

Common questions about mold.

Is mold a habitability issue in California?

Yes. California SB 655 made visible mold growth a defect that affects habitability. Owners are required to repair conditions that endanger health, including significant mold growth.

Do you do air-quality testing?

We coordinate it through an independent industrial hygienist when the situation calls for it (large affected areas, occupant health complaints, post-remediation clearance). Testing is best done by a party who doesn't also do the remediation, to avoid conflict of interest.

Can you handle the remediation and the rebuild?

We do the moisture-source correction and the rebuild (drywall, paint, fixtures). For affected areas larger than ~10 sqft we typically coordinate a licensed mold remediation specialist for the controlled removal phase, then we close out the wall and finishes.
