Painting

Interior and exterior painting with thorough prep and clean finishes.

Overview

What this service covers

A great paint job is 80% prep. We pressure-wash, scrape, sand, caulk, and prime before any finish coat goes on — which is why our paint lasts, especially on California exteriors that take both UV and coastal salt air.

We handle single-unit turnovers, full-building exteriors, and commercial repaints, with low-VOC products available for occupied units.

FAQs

Common questions about painting.

How long does exterior paint last in California?

Stucco painted with a quality elastomeric coating typically lasts 8–12 years. Wood siding holds paint 5–7 years before recoat. Coastal exposure (within ~1 mile of the ocean) is on the shorter end of those ranges.

Do you use low-VOC paint?

Yes — Sherwin-Williams Harmony and Benjamin Moore Natura are our defaults for occupied units. Both are zero-VOC and very low odor.

Can you paint kitchen cabinets?

Yes. Doors and drawers come off and get sprayed in our shop or a dedicated containment; boxes get hand-painted on site. Use a hard enamel like SW Emerald Urethane for durability.

Two coats or three?

Two coats over primer is standard and what we quote. Three coats is offered for dark-over-light color changes or premium finishes.
