How often should I inspect seals?
Annually at minimum, and after any major weather event. Coastal California exposure (UV and salt) ages caulk and weather-strip faster than inland.
Door, window, and wet-area seal inspections to prevent water intrusion and energy loss.
Overview
Failed seals cause two expensive problems: water intrusion that rots framing and grows mold, and air infiltration that drives up HVAC costs. We inspect window perimeters, door weather-stripping, shower and tub caulk, exterior penetrations (vents, pipes, conduits), and roof flashing terminations.
Anything failing is photographed and quoted — small caulk repairs are usually included in the visit.

Yes — failed door sweeps and window seals are one of the most common reasons a rental's HVAC bill jumps. Tightening them up usually pays back in one season.
