Add Ons

Additions, bump-outs, and conversions that expand without the stress.

Overview

What this service covers

An addition is one of the highest-ROI moves for a California property — extra square footage at a fraction of the cost of buying up. We handle room additions, second-story add-ons, bump-outs, and conversions (garage, basement, attic) end to end.

Because we already manage and inspect properties, we plan additions with operations in mind: separate HVAC zones, easy-to-clean finishes, and durability decisions that pay back over years.

  • Room additions (bedroom, bathroom, kitchen extensions)
  • Second-story add-ons
  • Bump-outs and pop-outs

FAQs

Common questions about add ons.

Can I live in the house during a major addition?

Usually yes for room additions and bump-outs — we phase the work and use temporary walls. For second-story additions or whole-house remodels we'll discuss what's realistic.

Is a garage conversion the same as an ADU?

It can be. If it includes a kitchen, bathroom, and separate entrance, it qualifies as an ADU in California — see our ADU page for state HCD rules.

How long does a typical 400 sqft addition take?

Permit timeline: 2–4 months. Construction: 4–6 months on site.
