Do you provide architecture and engineering?

We work with a network of licensed architects and structural engineers. We can refer you, or we'll build from your existing plans.

How is a fixed-price contract structured?

Most new builds are cost-plus or GMP (guaranteed maximum price) rather than pure fixed-price, because allowances for fixtures and finishes are set with the owner. We're transparent about which is which.

Who handles the permit?

We do — including any responses to the building department's plan-check corrections. The architect or engineer typically handles their own stamped drawings.
