What flooring is best for a rental?
Waterproof LVP (luxury vinyl plank) — also called SPC — has become the rental standard. It's waterproof, scratch-resistant, comfortable underfoot, and survives turnover cycles much better than carpet or laminate.
Overview
The right floor depends on the building, the tenant, and how the room gets used. We help owners pick between waterproof LVP for rentals, real hardwood for owner units, large-format tile for kitchens and baths, and commercial-grade carpet for hallways.
We handle the full job: tear-out, subfloor prep, leveling, install, transitions, and baseboard reset.

Almost always. Rigid floors like LVP and tile telegraph subfloor imperfections; we test with a 10-foot straightedge and self-level any low spots over 1/8" within 10 feet.
LVP can sometimes go over existing tile if grout lines are filled and the floor is flat — otherwise, the tile comes out first.
