Locks are the single most-touched item in any rental and one of the easiest to neglect. Our inspection covers deadbolt and latch engagement on every exterior door, strike plate condition, weather-strip seal, and key-cut quality.

At turnover, every lock is rekeyed — California Civil Code §1941.3 requires owners to install and maintain operable deadbolt and locking devices on exterior doors and windows.

Is rekeying required at turnover?

California Civil Code §1941.6 effectively requires owners to install and maintain operable locks; while it doesn't mandate rekey at turnover, doing so is standard industry practice and protects the owner from liability for prior keys still in circulation.

How long does a rekey take?

5–10 minutes per lock on most pin-tumbler deadbolts. We carry stock pins for Schlage, Kwikset, Yale, and most common brands.

Smart locks or traditional?

Smart locks shine for rentals — code-based access at turnover, no key copies in circulation, and audit logs. We typically recommend Yale Assure or Schlage Encode.
