FAQs

Common questions about property management.

What does property management cost in California?

Most California property managers charge 7–10% of collected rent, with setup and leasing fees on top. Our standard structure is comparable, and we offer portfolio discounts.

Do you manage single-family rentals?

Yes — single-family, small multifamily, and mid-size apartment buildings. We don't currently manage HOAs as a standalone service.

Do you handle repairs in-house?

Yes. As a licensed general contractor (CSLB #1116439), our own crews handle most maintenance — plumbing, electrical, drywall, paint, doors, locks. This avoids markups and keeps quality consistent.

How do you handle AB 1482 compliance?

We track applicable units, calculate the annual allowable rent increase under AB 1482, prepare compliant notices, and serve them on the required schedule.

Can I see real-time data on my property?

Yes — the owner portal shows live ledgers, work orders, statements, leases, and inspection reports.

Do you manage Section 8 properties?

Yes. We handle HACLA/PHA coordination, inspections, RFTA paperwork, and rent calculation.
